Not sure about the rules as there are conflicting reports.Rent bidding is illegal in Queensland. Landlords (or their agent) can ask people to name their best price. Advertised rent must be fixed.
But it’s not illegal for a prospective remnant to voluntarily offer a higher amount than stated.
I would double check the rules, and see if it gives you some flexibility.
This from RTA QLD. (I don't know if its a combination of advanced payment and offering more but it would appear that accepting more than advertised price is illegal
