OK! Then it really can be sans strata/OC!

All the connections have to be totally separate right up to the service provider's point of connection. Not shared anywhere with a neighbour. Even invisibly.

Developers these days, due to cost, usually don't do that. But if it is done that way, it becomes like an inner city terrace house.
They are, we have our own gas metre, water metre etc. it was one of the selling points for this property that it was freestanding.

I edited my post. From the meter is not enough! It's got to be from where the services are connected to the actual service provider.

In townhouses, town home, villa subdivisions etc, many services can be common property up to the lot's meter.

OK! But stratas in VIC have nothing too much do so with separate metering, gaps or even free standing.

All of those types of developments can end up being stratas in VIC, very commonly. It's essentially got to be totally separate in all ways not to be.

It will, however end up with what the Tiles Office decides when the final Plan of Subdivision is approved. And that, IME, doesn't even happen until close to settlement.

If your contract is clear on the issue, you should be fine!

It's rear access for the garage, as it's a strip of town homes.

I just read this and saw the photo. I'd be very curious to know how that access driveway won't become strata OC common property.

While the Class 1 houses can indeed be built completely separate, even with completely separately connected services, the other main reason for creating an strata Owners Corporation in VIC for Class 1 houses is a shared driveway.

If it's shared, it has to be insured and maintained by all the houses that use it. That's often the only reason for the OC creation. There are hundreds (thousands?) of these in VIC.

Still, even with that OC created by the Titles Office, the OC can be pretty minimal. It's just the driveway to look after. So usually such OCs become what's called "Inactive" OCs. No meetings or levies. Just Public Liability insurance for the driveway. And informal agreements when the driveway needs maintenance. But the OC Acts will apply to all the houses that use the driveway.

I don't mean to sound negative. I really would like to know how it will be done if not by creating a strata OC.

OK, but let's see how it unfolds.

With almost 100% certainly, I know that BC has actually bought into a strata. There will be a OC/BC created.

Not the end of the world. But not perhaps what BC was expecting...

I'm more than happy to be proved wrong!
