TomCat's new digs!

OK! Then it really can be sans strata/OC!

All the connections have to be totally separate right up to the service provider's point of connection. Not shared anywhere with a neighbour. Even invisibly.

Developers these days, due to cost, usually don't do that. But if it is done that way, it becomes like an inner city terrace house.
They are, we have our own gas metre, water metre etc. it was one of the selling points for this property that it was freestanding.

I edited my post. From the meter is not enough! It's got to be from where the services are connected to the actual service provider.

In townhouses, town home, villa subdivisions etc, many services can be common property up to the lot's meter.

Not an assumption, I assure you.

OK! But stratas in VIC have nothing too much do so with separate metering, gaps or even free standing.

All of those types of developments can end up being stratas in VIC, very commonly. It's essentially got to be totally separate in all ways not to be.

It will, however end up with what the Tiles Office decides when the final Plan of Subdivision is approved. And that, IME, doesn't even happen until close to settlement.

If your contract is clear on the issue, you should be fine!

It's rear access for the garage, as it's a strip of town homes.

A shared driveway will result in the creation of a strata Owners Corporation and common property. Someone has to own the shared driveway. That will be the OC. If your house uses that shared driveway, it will become part of the OC.

They're called easements - the services sit within them, as can a shared driveway with cross-over easements. I was a Licensed/Registered Surveyor for a lot of years, and prepared many of them on plans and titles.

We've stumbled across another logistical issues. Apparently when you open the shower door, it would collide with the double towel rail. And there's nowhere else to put a rail, so they're suggesting towel rings. I don't know about others but I couldn't think of anything worse than a towel on a ring that never dries properly.

The other bathroom is equally weird in that the shower door and bathroom door open into each other. Both issues could have been easily avoided by having the showers open the other way...

I'm glad things are almost complete for you. There have been so many instances of construction delays in other areas, I never expect builds to go well.

I'm interested in the gas connection. I love gas for stovetops/cookers and the hot water system. I thought I heard somewhere that new builds weren't going to get gas connections. I'm guessing your gas was approved before the new rules came in.
Oh sorry I missed this. Yes our gas was approved quite some time ago. Although I think I heard this morning that some of the rules are being changed back?
