Multiple single night bookins cheaper?

I've come across the scenario a few times where it appears to be cheaper to book two nights individually, rather than as a single booking.

Eg, recently looking at the Conrad in Singapore. Night one SGD$289 and night two $311. Booking two nights they average to $310. Am I missing something?

I found this recently when booking 10 nights in London. I ended up making 4 separate booking to ensure the total cost was as low as possible.
 
Common and at times, the average calculated is not based on the daily rate.
I have seen this posted on AFF before and still stumped why Hilton does not charge an average daily rate based on the sum of the daily rates?
 
It's a bit of a lottery booking with Hilton. Sometimes, splitting your nights results in better rates. Sometimes keeping it as one booking is better. The irritating part, is having to go through a bunch of dummy bookings to see what works out best before you actually complete the transaction/s.

The only upside is that most hotel staff seem to understand this when you checkin, and they can do their thing so the checkin/checkout happens automatically without you having to change rooms.

What I'd like to know is whether this has any potential impact on upgrades?
 
I saw the opposite at Hilton Adelaide when I checked rates yesterday. An upcoming Friday is $180 and the Saturday $195 for single night bookings. A 2-night booking was $360 at $180 a night.
