Booking 1 night with points and rest paying? In San Fran

Hi,

I want to book at the San Fran Financial district for 3 nights in November with my (future) wife. (I am a Diamond and have 50,989 points to spend)

Just wondering if I am using points for one night and then making a booking for the other 2 nights, is there any order in booking that would be better?

Like do I book the two paid nights and then the award night for the third night? Or the other way around?

Just asking because the double room is only 113 USD a night and I can then use 50,000 points for the 3rd night, or for 50,119 can get 1 king bay view (or i can spend 10 dollars plus points to get a higher floor)

Guess I am just trying to maximise my chances of getting a better room and would appreciate anyone's experiences?
 
It seems like the best thing would.be to pay for all 3 as that represents horrible value per point. They may be more likely to upgrade paid rooms too
 
Good point, I've gotten so caught up planning my trip and using points wherever possible I never stepped back to consider the value aspect :)
 
Note that if even one night of a stays is redeemed with points or points+Pay then the entire stays is considered an award stay. Main effect of this is not to earn any Airline miles.
