CMW is a big disappointment. Looked safe with a Net Asset Backing two years ago at around $1.02. Now they are quitting Polish assets to reduce their gearing to about 30%.
All REITs have been hit as real estate values are being hit by interest rate changes.
If the rate increase cycle is almost concluded it will bring better times.
Owning office blocks will be harder and slower to recover until everyone goes back to their offices full time. There is still a reluctance of employees to go back.
 
Thoughts on CMW? 0.43c seems cheep based on an NTA of 0.84c.
If interest rates have slowed then this should recover and keep its dividend yield.
At the moment, it looks as though it will continue to get cheaper! I would hold off until the wind changes direction.
 
Has anyone gone for an annuity now that interest rates have lifted from lows of about 1% to above 5% now?

The valuation chickens were always going to come home to roost for CMW and that’s been obvious for a long while. Along with so many REITs. I’m surprised that they have been allowed to get away with this obviously long lag on revaluation.
 
Lots of super funds have properties that may get hit up soon with re-valuations especially those empty or part empty large office buildings.

I'm not sure that anyone ever said that it was. But, no matter, you should always do your own research before investing and not just take the word of a random on the internet!

Coffee shop/Cafe in the office building foyer no longer opens Mondays and is on single staff (owner) Fridays with no lunch service.

Main tenant is a larger energy retailer.

Mob I contract to has a single floor of the bulding (reduced from 3 pre covid) still with 140 hot desks, generally occupied daily by 10 to 20 regular attendees who mainly work in marketing.

Roughly aligns with my experiences at work. It's busier but nowhere near what it used to be. Not sure how sustainable permanent WFH is, and it's not surprising to me that some are forcing employees back. The job market isn't what it was a year or so ago either.

Frankly some businesses are really struggling with it. Senior people don't want to go back so how can they effectively force others? Hesitant. Some I've spoken to are still afraid of catching covid at work. When pressed it's quite real, too. I'm sure some use it as a convenient excuse.

But once the weekend comes around many of these people are happy to go to crowded shopping centres, cinemas, travel on public transport/taxi/uber to the pub or a gig or a restaurant, catch a plane for a weekend (or a week) away....etc...etc..... For these folks, covid has been reduced to a Monday to Friday, 9am-5pm kinda concern.

Yep there is that element, but I do know of people who have set themselves some kind of covid "tolerance" level such that they are happy to "expose" themselves for a certain period of time each week...it's all a bit odd to me.

I certainly would've looked a bit odd in the pub last night...so yes, I think we're both on to something here.

I didn't necessarily see it as 'the word of a random' when I took the plunge based on ideas here earlier in the year on CMW shares. Thankfully I'm an incredibly small player, so not much lost, but it certainly hasn't been a fun watch! I'm wondering if I can hang on long enough to not have it as my first loss making share!
 
Learn how to take a loss...

Perhaps.. or perhaps if the op can wait it should eventually recover as it is not zactly a "penny dreadful"
