Moving is almost beyond comprehension for us , we have been here for 40 years and plan to stay until we are wheeled out………..
I don’t want my kids left with all the stuff so I’ve cleared out and simplified everything. It’s quite refreshing. I go shopping now and there’s nothing I want to buy. Simple is good.

I don’t think the agent should advertise a price. I have bought 2 residential properties and 2 commercial properties at auction and in each case I had to work out what I would be prepared to pay. I have been outbid on a place too.
At our Perth home we are putting in a lift so we can handle the 3 levels when we are too old to climb many stairs.
 
We have the council approval and the builder says he can do the job without it looking like a demolition site so we may not need to move out.

When I look a properties, I always consider where we might build a lift ( if it is multi level)
Residential lIfts are a growth industry… along with battery powered carts.
If you don't now , do you plan to have a live in housekeeper Cove ?
It's an alternative to the other option….
 
We have 93 year old MIL with us 5 to 6 nights a week..
Haven’t thought about a housekeeper as we are still working.
We did have a housekeeper when the children were ankle biters.
 
My friends in the same position, reno'd their house and put in an 'invisible' centre space for the future lift. They are both architects.

Bit late to the party here, but if the property was at the lower end of the market likley to attract less expereinced RE buyers, a price guide may assist them.
However, as yours is clearly not a first home owners 'special', the onus is on the buyer to do their research on previous sales and comparables.

How has it worked out now that you are live with the ad, I'm assuming?

I hear you. I put so much stuff on gumtree that didn't even get a sniff so just gave it away - 2 beds fridge washing machine and dining table. Very liberating

It varies according to how much they want the property and how much research you’ve done with other Agents. Meaning - it’s negotiable. One Agent who doesn’t deal with high end properties (nation wide) asked for a ridiculous rate then immediately dropped it when I said what another Agent had agreed to. He didn’t get the gig in the end. 1.4 plus GST seems about the go. The silly Agent said they never sell for less than 2% then immediately dropped to 1.5.

The photos are stunning. I took my nice neighbours through yesterday. He has a few properties around the state. He was rather impressed and said that all we had to do was get people through the door and they’d want it. After 16 years we’ve taken for granted some of the excellent features and have brought others back to life. Huge lofty ornate ceilings now a crisp white. The thing we miss most here is our large dressing room. And one thing that gets the ‘oohs’ is a laundry chute from top bathroom direct to laundry downstairs. It was not obvious so people missed it so it’s now got a sign.

Does having an attic make it a 3 storey home? ;):p

My son and Dil are looking for a house.
The places they look at do have a ball park figure.
The one they want is likely to go approximately 13% over the beginning cost
 
We too will be selling our place. We have set a date when we want to move into our other place, the problem is now deciding when to list. We have to live somewhere. Being firm on a settlement date may not suit the buyer. We could put our stuff into storage and live with +1's sister for a little while or even go overseas and have a holiday for a month or so.
Decisions decisions.
We too will be homeless, advice from financial advisers was rent for a year in the area you're thinking of moving to.......we haven't rented for 40+ years...the thought of chucking that money away horrifies me. Possibly though it's better than making an expensive mistake if we commit somewhere and don't like it. The problem is we are moving totally away from the area we've always lived in.

Well, we are renting for a year to see if we want the sea change. So we have always lived east (Gilberton, Norwood and now um, in the Burnside Council) and we are now totally beachfront at Henley Beach. Massive change. No gully winds for a start.

Here are some calculations that might help you do the same. I worked out how much we were paying in holding costs in owning our home. Our savings from no Council Rates, no building insurance, no ESL levy, significant reduction in water rates, heating costs and electricity costs (as we downsized) came to well over HALF the amount we are paying in rent. And that doesn’t include if you have any mortgage payments.

And if something goes wrong, which it did yesterday with the water heater, you call up the property manager, although now the owner has given us his mobile and he will come straight out to fix, which is what happened yesterday. He said the PM had told him he’d never seen a rental so clean as on our first inspection and he will be replacing the dishwasher for us next month.

We wee intending to rent to see if we liked the area and living in an apartment -- as it was an apartment we liked came up before we did that so we took the plunge! Only had to spend a month in rental - it was a serviced and furnished apartment. Rent was by day but cheaper as it was for 4 weeks.
 
Went to the open inspection today @Pushka lots of people through. Interesting both agents are outside and no one is inside checking on what the hordes are doing. It's scrubbed up very well. Good luck
