Can Priority Privelige 25% off rate be restricted by hotel?

Looking for accom on Melbourne later this month (think fast cars). HI Flinders currently has ~$300/night accom for when I want to book. Perfect time to use a 25% off voucher... But when I click through from the PP website, it says rate unavailable.

Would 2 BOGOs from PP also be able to be used for 4 nights instead?
 
PP vouchers have some blackout dates:

11. Blackout dates may apply for Stay 2 Nights for the Price of 1 Certificate and 25%off Certificate and Hotel Rate Certificate. Blackout dates may include such special event periods as New Years Eve, Easter, Bledisloe Cup, British Lions Tour, Melbourne Cup, Australian Formula 1 Grand Prix, Australian Tennis Open, Adelaide 500, Indy 500, and Rally Australia. Blackout dates vary at each hotel, may change and additional dates may be added without notice. For a current list of blackout dates for a specific hotel, please contact the Reservations Manager at the hotel directly.

so you may have issues whichever way you go.

Thanks. Hadn't seen that T&C before. The option of an award stay is a good one - 100K points (if using all points) instead of $1200ish. The cash+points is also another good option.

Will work out something!

(Ended up booking first night for cash [need the CracktheCase hotel], then other three nights are reward nights. Think it's good value for using points.)

I'm considering buying this card for an upcoming trip. I'll have about 21 days in Melbourne. Is the 25% off limited to a number of nights? Like up to 4 nights? Can someone check whether I could use this for a stay from say April 16-May 7? I don't want to buy the card and then not be able to use it.

I haven't pushed it to 21 days, but during the monthly specials they sometimes have 25% off offered (keep your voucher). I've had 14 days using that without a blink of the eye.

The benefit is:
25% Off Best Flexible Rate Certificates

1. One Certificate is Transferable and one Certificate is Non-Transferable.
2. Subject to availability.
3. 25% Off benefit applies to all room types for the Best Flexible Rate only.
4. Certificate applies to one room only.
5. Valid for duration of stay.
6. Certificate must be presented and surrendered upon check in.

I'm pretty sure hotels have a max stay (could be 28 days but not sure) for legal reasons.

Yes you can use it for that long, here are the rates at each hotel:

Make sure you have registered for all the bonus priority club offers before you go as a stay like that will result in good points return, especially the stay 15 nights offer.
