We went through the same thing, trying to work out what to put in the study/spare room - we already have a queen size bed in the other spare bedroom. We were thinking about a sofa-bed, and when we went into one shop, the salesman asked how long we wanted them to stay for, which was an interesting way to think of it i.e. 1-2 nights, 1 week, etc.
As we have the kids and grandson come down every so often, and occasionally two couples, we ended up going with this set up from IKEA. The guests have said it's comfortable and can be used as a day bed (if I need a nap when I'm working hard), or pull out into a double. How is MrDenali with an allen key?

What I'd really like is for a comfortable chair that will convert into a single bed but they don't seem to exist except T&W and IKEA and the chairs aren't comfortable
They fill up the garages instead. And of course the spoiled Max gets the run of the place as well with very large cat runs - so maybe Cossie does need the spare room for 'treasures'.

In the meantime, as Im waiting for our window delivery (Thurs, fingers crossed), today the crew show up to do internal pipe roughins (water) and then the sand delivery showed up for bricks (next week?) and then the dunny cleaners showed up for the portaloo (there was much rejoicing) and then our private inspector showed up for our frame inspection. Other than a couple of noggins, the frame is all good.
So where I thought we were going to lose a week in the timeline, because no windows, they are pushing through with other tasks.
Frame inspection (inspection #2) yesterday and no big issues other than missing a couple of noggins (that I wonder if left off to allow for plumbers as easy to put in after). Oh, and a couple of brace thingsy but inspector was happy with the build.
You know our house in the street by our safety cones and bunting - bunting trying to save our bottle brushes planted about 6mths go, one will definitely not make it. maybe 2

There are Sim card gate opening electronic kits that can be operated with a mobile phone
Basically a mobile phone triggers the gate opening and closing. (Like how they trigger a bomb)
Great for letting people in/out when not there via a simple SMS from anywhere in the world. Or when coming home can get it to open before you arrive, so no waiting. It will only accept SMS from registered numbers so sharing the SIM card numbers will not work.
DM if you like to know.
Yesterday our windows arrived! Well most, the stacker door windows are still to arrive but the frames delivered. Now patiently waiting for tradie to install so brickies can start. The rear is basically all double glazed glass and looking at the frame, yikes its big.
I also bought some chairs as I noticed the tradies sitting on cold concrete during smoko and might add a small table once the slab is cleared.
Neighbour across the road update, finally having external drainage work done today, the excavator showed up about 8pm last night. The neighbours came out to watch, some might have cheered. We're all a little bit emotionality invested in his build moving forward.

I love the concept of double or triple glazed windows. Were you are Denali It’s probably to keep the heat out but where I am it’s to keep the heat in and I love contemplating them thinking of all the extra insulation I’m getting.

We upgraded lots of insulation. There might be some areas we missed so thinking just before gyprock we do a ninja raid (or ask our SS) to install some in some in minor areas.
Do you know how much better is triple over double. Also does the the material used for framing affect the "R" of these windows. Metal - conducts heat a lot faster than timber for instance.
Just as well you qualified your picture with the above otherwise easy to think the you were skimping on the chairs
