Does anyone have experience with long term hotel stays over 30 days?

Is there a rule of thumb for expected pricing, benefits, etc?
 
Is GST payable on housing rent here in Oz? In Canada it isn't and Hotel stays > a month qualifies as 'residential ' and no GST. Ask about same here.
 
Hotels.com make hotels bid for your business for long stays. I've had issues booking a long stay online with a chain hotel and emailed to ask to add on days at same rate which they were only too happy to do
(mo' money!). Only had to do this twice as it seemed cheaper than booking shorter higher rates even though I returned home at times in between. Pretty rare for me to do this though. Air bnb might be better option for QF points. I've eye balled it but never used it.

I think it depends on how they want to account for it, but there is usually a concessional rate after 28 days....IIRC, where I used to stay it dropped to 5.5% after Day 28.
 
It is according to hotel policy, that how they will charge the amount. But usually hotels provide discounts if someone stays more than a week at their hotels.
