So... what car do you guys drive when not flying?

In most places the supply chain cannot cope with an increased demand for EV charging.
In our case , rewiring a two level underground car park along with the buildings main supply structure, along with the external supply lines from the nearest sub station , upgrading the substation and the nearest coal fired power station ……..it's all dreamtime stuff….not gonna happen for a few decades at the earliest

The assumption is that the whole building needs to rewired. However the legislation does not require that - only that which is needed to serve the requirements of the Requesting apartment owner.. but let's see the enabling regulations.
In any case I would think the Requesting owner would need to do an electrical feasibility study first before submitting a charging infrastructure request.

leads to refusal by the bc on the grounds that any additional demand must be available to all lessees (carpark lot owners)
I can rewire mine easily, but the bc would fail its duty if it allowed me and excuded others

That I actually doubt.

Your average car does something like 30-40km a day and is parked for 12 hours overnight. So on average you only need to top-up 6kWh per car over 12 hours.
That's actually very achievable (about 2A on average or 1/5 of what a standard PowerPoint can supply)

What you can't have is every car plugging in at 7pm and trying to draw max load when you've also got a/c, lights, ovens etc running.

A smart body corporate imho would be at a minimum building cable trays into carparks to minimise plastic spaghetti and undertaking planning studies.

Id think (subject to the regulations) is that an OC would allow people to connect now (either to their power or a strata connection with submeter) subject to capacity but with an agreement that in the future they may have to reconnect (at their cost) to a dedicated EV backbone.
