Booking hotel in the US (Palo Alto, California)

New member here

I am planning a trip to San Francisco in Jun 2016 and will stay in Palo Alto. I have browsed a number of hotel booking sites (booking.com, expedia.com, agoda.com) and notice that the rate is much cheaper for nearer check-in dates (e.g. coming weeks) than that in mid-2016. Shall I wait until a few weeks before departure to book instead of now? Your advice is appreciated.

To cover all bases I book with someone that doesn't require any money as a deposit and that is able to be cancelled up until the day before and keep an eye on other non refundable prices - Expedia is not one - you have to pay upfront
