I think it's as good as you're going to get. Although it's not clear from their response if breakfast is included with $0 to pay, or if they want you to pay $30 on arrival.

What happens in reality does not always match the theory.

Check your booking on the app. It might say that you booked a breakfast rate on night 1 or 2, meaning no breakfast on the free night. Also check your booking confirmation, it might say you booked a B&B rate on 1 night but a stay plus $0 rate on the other, again meaning no breakfast.

Airport rail is the single best thing they can do to improve the passenger experience. The traffic from the freeway to the terminal can be horrendous at times.
