I'd suggest very unlikely. Its massively suburban, it just happens that there isnt a house behind us (yet). We're happy to have all the BAL upgrades though, such as roof sarking, mesh screens, etc.

Wow. Sarking and wall wrap is good for insulation. Interesting it's not part of normal build when national conversation is about electricity prices.

It's definitely important in bushfire prone areas

As we understand it wall wrap is required in VIC but not other states, but sarking is an extra that has to be paid for as a variation, but is included in BAL 12.5 which I want anyway.

In bathrooms/powder rooms get floor to ceiling tiling. The alternatives are not as practical, don't look as good and don't add value to the property (as many a real estate agent has told me). And the time to get it done, of course, is now.

It was good to hear Tomcat has an electrician background. Sometimes I wish I was a plumber. We ended up putting in a water hammer arrestor to stop the shuddering banging noise from our washing machine. I didn't want to break a pipe somewhere in the home.

Awesome, now I know what to do with my noisy taps - stop them ;)
 
Look up Greenwell tree surrounds if you want your fruit trees to grow quickly. The soil looks good. Mrscove grew hibiscus at our boundary and they grew like crazy using these tree surrounds.

Not a huge fan of the fully tiled look. And besides, all alterations are locked in so we can't take on board any suggestions for structural stuff. The plans are all drawn up and finalised (except for me getting them to flip the shower as they currently have the door next to the vanity, meaning it cant be opened).

It will make it easier to keep clean if you can't use it. ;)

That just dumbfounds me. Do you have ceiling insulation? I was of the opinion most people these days just went for insulation bats directly under the roof (between roof and battens) as a sarking replacement and insulation all in one. :confused:

Another vote here for wall to ceiling bathroom tiles. They are hardly structural, so you should be allowed to change if you wished...

Yes of course we have ceiling insulation.

And no we cannot make any changes now; our final plans have been signed off. And I wouldnt have floor to ceiling tiles even if I could change it.... Like I said upthread, everything is done, set, finished. We're literally just waiting for settlement so the build can start. There are no more changes to be made.

Life's actually not too bad at the moment. Mum met a bloke and pretty much moved out, taking the pesky dog with her :D
I do miss having all my own things though, like wine glasses, and cookware. They're all packed away in the garage (though I did splurge on some Riedel champagne glasses yesterday to keep me going).

Wow that’s exciting for all of you. Yes not having your own stuff is a pain but hopefully things will be smooth from now on and you’ll have them all unpacked and in use. I hope Lola is much happier and back to her old self.

She's still pretty sooky, but I think more relaxed than she has been. Vet gave her the all clear, so its just in her nature to be a bit skittish.

I'm definitely looking forward to being able to unpack all my stuff again. And have a proper pantry; at the moment our food is scattered across three kitchen drawers, and our fridge is in the garage. i'm rapidly running out of room to keep all the stock for my shop too. There is still a good chance we'll be in our house by June which is positive.
 
We've slipped slightly behind schedule (possibly) as we are due to title in November. Now they're saying it may be early December, which has snuffed out any slim chance the build may have started before Christmas. Looking like late January is more likely. I'm just hoping desperately that we can be in by mid year.

If you end up delayed by 6 months you can save as you are dinks and it is possible you could save all of one salary. We ended up in that position 42 years ago and probably nothing much has changed.

If we're delayed 6 months the builder fines us quite significantly for not starting on time. Given they are saying they will have all land titled by December I think we'll be fine. I'd rather a house than a bit more money in the bank anyway.
